Please help! outer tie rod end boot ripped '92 ciera

Both sides of the front (rt and lf) tie rod end boots are ripped bad on my 92 cutless ciera s 3.3L. I do not notice any play in them so I plan on replacing only the boot (plan on selling car and don't wanta spend excess $ as I have already spent alot replacing alot of parts). I need advice on how to clean and what kind of grease to put in as I have already bought the 2 boots.

The joints are sealed if Oe, no way to grease them.

The boot is ripped on the end of the outer steering tie rod end. I can pull the boot off. I have a replacement boot that is not OE. I want to clean the old steering outer tie rod end and replace only the boot to seal the OE tie rod with the new not OE boot (putting grease on the tie rod prior to installing the boot on it. The tie rod has no play in it so I think it is good-but needs to be cleaned real good and new boot installed with grease so that it does not wear and to meet local state inspection so that I can sell the car. Can all this be done and make work right cause I am an honest guy and dont want the buyer of the car to have a problem + if I decide to state inspect prior to sale so I can say its inspected and passed (which is a good selling point). I have a grease gun is that grease ok (I think it is ok as its used for car axils).?

When you get this apart you will see there is no way to get grease into the joint.

In reinstalling the tie rod end to the steering knuckle arm, the tie rod wont go through the hole all the way..it is stuck (the threads on the tie rod end are barely out the top of the knuckle but not enough to get the nut on to pull through). How do I force it through? I have the weight of the front of car on the bottom of tie rod trying to push through but wont go. Any suggestions????

It must be cocked somewhat, make sure the tie rod and steering arm hole are lined up vertically.
