apartments

another thread about me and why i hate my parents. so tonight im trying to study for semester exams, which start tomorrow. i'm using the computer to look up some stuff and my mom walks in and is like, get off there that's my computer and i want to use it right now. and i calmly explained to her what i was doing and that i needed it tonight, or maybe she could give me my laptop back so we could both do our stuff. she told me having my laptop back was out of the question. seriously, wtf, it's not like studying for exams isn't important. then she goes and throws my books and papers off the balcony in our house cuz i was ignoring her when she was trying to complain to me about myself. but anyways, that was the preface
i'm moving out this summer cuz i'm so sick of my parents bullshit. i was wondering about leases and all the things i should know about find, renting and all the other stuff that goes along with apartments. can i get one just for june '06-august '06? i plan on working full time this summer so i can afford it and safe up for college. any suggestions/answers to my questions

Nope, they generally require 6-12 months minimum for a lease. It's usually 12 though.

I've been thinking about moving out too.. not as much as I dislike the way my parent's think (I hate their outlook on society and other things) but I think I'd like to do so for the experience. Good luck with everything

talk to the landlord they may make exceptions. also it depends on where you want to live. For instance in a college town, apartments often sit empty from May till August, and a landlord would be more than willing to make a few extra bucks in the summer. As far as what to look for in a lease, well landlord/renter rights vary state to state. Let me know what state your in and if its mine I can help alot. Alot of info is available online. I'll try and dig up a few sites I have looked at for specific references.

I guess the only real advice I can give is to read your lease, if there is something that sounds questionable... question it and at least get an explanation for the landlord before signing. If you don't like it look elsewhere.

If you know your rights as a renter you will be much better off. Often landlords will put things in their leases that violate certain parts of the law in which case the law obviously overrides it, for example if the landlord says they can enter the premises at any time in the lease. Technically they cannot because (in my state) the law says that they must give 24 hours notice unless incase of emergency. I had a landlord try and pull that one too many times and I finally called him on it. Sucks for him. He got all pissy screaming about how it was his house and this and that. Anyway I was right he was wrong and he didn't like it. I had no problem with him coming I just wanted to know when so I wasn't walking around naked or something. haha

Anyway like I said read up online about your states laws regarding renters rights, and landlord rights. DO NOT sign a lease that you did not read AND understand fully. And shop around, find something you like. There is nothing worse than living someplace you hate, If you find a nice place living on your own is awesome!

your best option might be to sublet from someone (maybe near a college town). try craigslist.org --> find your city on the right side.

i live 10 minutes north of madison, WI so i'd be looking probably on the east side cuz it's a little cheaper than the west side. and madison is a huge college town so i'm hoping someone can let me just sign a 3 month lease.

Yea, you could probably negotiate a 3 month lease with the landlord. But if you want to save money, an apartment wont help. I suggest perhaps a roomate might be your best bet.

your best bet is to find someone who is trying to rent a room out of their house, instead of in an apartment complex. they'll probably be more willing to give you a lease that'll fit your needs.

just remember, buying an apartment i just like buying a car, the sales are commissioned based. So dont be affraid to haggle with them.

Well if we're pushing our own apartments...... I have 6 unrented ones right now just losing money. I'm sure deals can be made. However they are all in New York.... Probly a bit more of a move than you were looking for although it is closer than spain haha..

Thats only if the landlord uses property managers to deal with properties. More than likely if she is moving to a college town as she said, it will just be a person who owns a number of student rentals renting it out. Also seeing as it is a college town there will be no haggleing as housing usually goes for a premium. And if she doesn't like the price there is alwasy someone else who will.
