97 4runner alarm and keyless remote

i bought a 97 4runner that i built as a repairable and now i'm selling it, but the truck came with one key which opens the doors and runs truck, but 1/2 the time when i open the doors the alarm goes on! is there any way to kill the alarm?

i also bought a remote off ebay and need some info as far as programming it? also with the remote working will the alarm stop going off?
