Worth replacing timing belt?

I'm selling my 2005 Honda which has 70,000 miles on it. The owner's manual says 7 years or 100,000 miles for the timing belt. Should I replace it and sell the car or leave it as is and knock $310 dollars off my price?

That's a tough one if it were me, I would replace it, It would make a good selling point as then you can show regular service has been done on the car
