Pass Rear Door Won't Open

Greetings,

I noticed rear door outside handle on 98 528 was slowly harder and harder to open, now it won't unlatch, so it appeared to be something was cracked and slowly lost it's total unlatching motion, so what part needs to be replaced or repaired. Anyone have any fix ideas, or is it strictly a common part failure issue. Don't want to pull it apart without a little advance knowledge. Same thing starting with driver side front inside handle, have to pull real hard to get it unlatched?
