Oil Burn

I have a 99 300m and I am burning oil and there was oil coming out with the condensation of the exhaust. Does anyone know what this is? Is this common? I am a small car dealer and I am planning on focusing on 300 as one of my cars to always have.

sounds like your valve guide seals are shot, how many miles are on the engine?
