just bought my first house

After going through about 3 counter offers, we finally accepted and signed to buy a house this morning. The man who is selling it is 95 years old and is in a "retirement community" so we got it for way cheaper than he was asking.

It is 3 Bed, 1.5 Bath
1,636 Sq. Ft.
3/4 acres of wooded land

The only thing I dont like is that it doesnt have a dishwasher, and it is on well water. But my boyfriend is the appliance manager so I'll have a dishwasher before the end of the year. And the well water is softened so it shouldn't be too bad.

congrats on your first house!!! One thing about well water is, if you wash dishes and leave the water running while cleaning the dirty dishes. The water will get dirty for about 20-30 minutes, water will be all cloudy and undrinkable. but other than that it tastes great. That house looks pretty nice also, looks big enough to fit your rotary car engine family

Congrats on the new house...I know what you mean about well water, we have it here at my house. Our well water smells and tastes like rotten eggs, it's awful. But all well water is different.

Nice house, don't worry about the well water, that's what I have at my house, and I don't even have a water softner, and it's still fine. Putting a water softner won't affect your drinking water, it's only for your appliances, plus you can get one for $300.

The garage is 24x20. It has a shed in the back yard but in a few years we are going to build a pole barn too.

some advice start a small saving account for unexpect homerepairs
i bought a new house(new construction) 8 months you will be amazed on how much money you will spend in the next couple months

Just did the same, closed mine on Sept 30th (hope your purchase doesn't go like mine) and haven't stopped doing stuff to it yet.

"Well, I'd like to put this here and move that wall over there and while we're at it rip that out of there..."

Oh yeah, the water pump, I'm on well water too, burnt the points last night so I was up doing some fine sanding and filing.
Just one of the joys of owning. Anything and everything that goes wrong or breaks is now coming diretly out of your pocket.

I live on a small island and most of us are dependent on ground water. Our water tastes excellent and it washes clothes great.

By the way, the difference between what I was paying in rent as opposed to my mortage ( insurance and taxes included) is it costs me $78.00 more a month to own as to rent!!

To quote Bart Simpson " I'd be crazy NOT to do it".

The man that we bought the house from now lives in a retirement community. There is no way I would live in one. We'd get the cops called on us ALL THE TIME from all our loud cars.

And yeah I know what you mean about the house repairs. Like I said though, my boyfriend is a manager at Lowes, so he gets really good deals on stuff. We already have lots of stuff all over our aparment like really nice Kohler faucets that he got for like $25, a bowl sink he got for $5, nice lamps that he got for $10-15, ceiling fans he got for $25, etc. I have to go over to Lowes one day this week and pick out a kitchen table that sell for $300-400 that we can have for $50-100. Thats why we bought an older house. You get WAY more for your money and building equity will be a lot easier.

There is a house about 7 houses down from ours that is going for $179,999. With new houses around here that are the same price range, you cant negociate the price, you would get about 1100 square feet, about 1/8 of an acre and the build quality isnt even as good as it would be in an older home.

Our difference is going to be $132 but we are getting 950 more square feet of living space, 2 more bedrooms, an extra bathroom, a bigger garage, and a huge backyard. So it is WELL worth it.

Yeah I was wondering when someone was going to ask about how cheap it is. cost of living here in Fort Wayne is reallly cheap.

It hasnt reallly hit me that I own yet since we still have a month before we move in. But the inspection is tomorrow and we meet the mortgage guy Wednesday. It will be a very busy month.

Congrats on the house. I wish houses around here were that cheep, a house an 8th of yoursize, (looked more like a gas station... oh wait it was a converted gas station) went for 300k. Average price is between 500-800k on one side of the town and 1-3mil on the other.

Dang girl I'm soooooo jealous!!! Congratulations though!

We bought a house a year and a half ago. My husband wanted to be close work so it was really really hard to find a decent place in our price range. I REALLY wanted a big yard, at least a half acre or bigger. We got a little under a quarter acre. Sucks. And the house is great, great location, but dang I'd trade ya in a heartbeat just cause of the yard size. Plus we had to pay $130,000 and our house is only 100sq ft bigger than yours. Oh well. Someday I'll get my land damn it. I'm onlty 24 anyway, I got plenty of time to get my damn land lol.

And our deciding factor on buying the house was about 75% land, 25% house. The lot is so awesome. It will be fun in the summer. Lots of partys.

Congrats on the new house! I just bought my first house at the beginning of this month after renting for about two years. One of my favorite things about the house is being able to keep by baby (see sig) in the garage with me at all times. No garage at the apartment so I had to store it about a half hour away.

Yeah the bed is going in front of the mirrors.......

There are mirrors ALL over the house too! Its crazy. The bathroom is pretty much all mirror, in the hallway there are built in mirrors and all the closets in the bedrooms except the walk in closet in the master bedroom are full mirrors.

There are plently of houses around here that are between $30-70 but you dont get the land, houses, arent as nice, and they arent in the best of neighborhoods.

And no kids for me for at least 3-4 more years. I am way too selfish to have kids now.

My roommates and I pay $2300 a month to rent our house and we have absolutely no land.

$460 a month is full price with 20% down and no taxes or insurance. Our payments are going to be about $650 a month. We paid 93K for the house, dont have to put any money down, and taxes and insurance is about $100 of that $650.

And you guys have to realize, cost of living here is cheaper, but we get probably get paid a lot less at our jobs here than someone in California, New York, etc...
