95 Impreza - Bad Oil Leak

Hello everyone, I'm new to this forum, hope someone can help me out with a 95 Impreza 2.2L AWD automatic. Car has 140,000 miles and it just started leaking oil. Its dripping, well pretty much pouring down onto the exhaust near the oil pan. I haven't found the exact location yet, but I think its either the front or rear seal. I need to trailer the car home at this point.

I am planning to replace timing belt, idlers, tensioner. Possibly water pump and oil pump seals. I bought this car 5 months ago because its great on gas, and gets me back and forth to work in the snow. Car is driven very lightly never exceeds 60mph, an easy backroad drive to work, thats all I use it for. I really want to make it last awhile without putting huge $ into it.

Has anyone replaced the front and rear seals on this car? How difficult is it? Do need to pull the motor and transmission?
