Could this be a Scam?

Hi all,
I'm thinking of buying a "used" Mercedes 2017 GLS450 from a private party, it only has 175 miles!. I'm nervous about it for many reasons.
1. Seller doesn't own it, it's a current lease. He wants to do an early buy out so he can exit his lease. I would finance half of it, hopefully the bank would know if this is a scam or not.
2. It was his to use since 1/2017, and it only has 175 miles? what the? He says he moved so he couldn't drive it, it's been sitting at his brothers house since. Strange???
3. The car hasn't really moved (100 miles in one year) in the past year. Is this concerning? My wife's response to this was "well new cars sit on the lot for a year and they're okay"

Any help is appreciated!
